Homes and commercial property across Nassau — from the North Shore villages down to the South Shore. Soft washing, roof cleaning, gutters, hardscape and full exterior maintenance.
Nassau isn’t Suffolk, and the difference shows up in the work.
Much of Nassau was developed earlier and the tree canopy reflects it. Heavy shade means surfaces that never fully dry, constant leaf fall into gutters, and ideal conditions for algae, moss and lichen. North-facing roof slopes here show the worst Gloeocapsa magma streaking we see anywhere on the island.
The Gold Coast belt — Old Westbury, Brookville, Muttontown, Manhasset, Roslyn — is full of slate roofing, cedar shake, natural stone and older masonry. These materials are unforgiving. High pressure on slate loosens it, on cedar it raises the grain, and on aging mortar it washes joints out. Nearly all of it needs soft washing, and the cost of getting it wrong on an estate property is considerable.
From Bellmore and Massapequa south, properties take coastal air year-round plus road salt through winter. It settles on siding and glass, holds moisture against surfaces, and works into concrete and pavers until spalling starts.
Nassau properties tend to have proportionally more hardscape than open ground — driveways, walkways, patios and pool surrounds. That’s where staining is most visible and where most of our residential hard-surface work sits.
Garden City, Westbury, Mineola and the western end of the Route 110 corridor carry serious commercial density — retail, office and medical office in particular.
Nassau’s older housing stock and estate properties mean we encounter more delicate materials than anywhere else we work — slate, cedar, natural stone, historic masonry and original architectural detail.
Soft washing handles nearly all of it. Low pressure with professional-grade cleaning solutions that break growth down at the root and kill the spores. The chemistry does the work; the pressure only rinses.
Pressure washing is reserved for surfaces that genuinely take it — concrete, most pavers and structural hardstanding.
We’re members of the Power Washers of North America, and on a property with a slate roof or original stonework that distinction is not academic.
Nassau’s commercial density sits around Garden City, Westbury, Mineola and the western Route 110 corridor — retail centers, office parks, and a significant concentration of medical office.
We work with property managers, HOA boards and facility directors across the county. Certificates of insurance in advance, written proposals formatted for board or procurement review, and overnight and weekend scheduling so tenants, patients and customers aren’t disrupted.

Most exterior damage we’re asked to fix was caused by cleaning. Knowing which surfaces take pressure and which need chemistry is the entire job.
Landscaping pre-wet and covered, fixtures shielded, everything rinsed after. It takes longer, and it’s why we don’t leave damage behind.

Yes. The towns listed above are where we work most often, not the limit of our coverage. We’re based in Holtsville, which puts all of Nassau within a straightforward drive.
No. Pricing is based on the property and the work involved, not the distance. We’ve worked both counties since 2014.
Yes, and these are exactly the materials that need soft washing rather than pressure. Slate loosens under high pressure, cedar raises grain, and older mortar joints wash out. We match the method to the material.
For most properties, house washing annually or every other year, gutters twice a year, roofs every two to three. Heavily wooded North Shore properties and South Shore homes near the water both need more frequent attention.
Regularly. We provide written proposals suitable for board presentation, certificates of insurance, recurring maintenance schedules and resident notification coordination.
Gloeocapsa magma — an algae that spreads across roofing, particularly on north-facing slopes with tree cover. It holds moisture against the shingles and shortens roof life. It’s common across Nassau’s wooded neighborhoods and it needs soft washing, not pressure.
