Siding, roofs, gutters, windows, driveways and pavers — cleaned with the right method for each surface, using solutions that are safe around your garden and your pets.
Homes here take a specific kind of beating, and it’s worth knowing what’s actually happening to yours.
Coastal air carries it inland and deposits a fine film that holds moisture against siding, glass and masonry. Road salt does the rest through winter, working into concrete and pavers. South Shore and East End homes get the worst of it.
Long Island’s older neighborhoods are heavily wooded. Tree cover means constant leaf fall, surfaces that never fully dry, and ideal conditions for algae, moss and lichen — which root into materials rather than sitting on them.
The black streaks running down north-facing roof slopes are a specific algae, and it spreads. Left alone it holds moisture against your shingles and shortens the life of the roof.
Summers here are humid enough to keep organic growth active for months, and spring pollen coats everything — including solar panels, where it measurably cuts output.
None of it is unusual for this island. All of it is manageable, if it’s dealt with on a schedule rather than after the fact.
Most people don’t search for “soft washing”. They look at a green wall and wonder who fixes that. Start here.
| What you’re seeing | What it is | Service |
|---|---|---|
| Green or black patches on siding, worst on the north side | Algae and mildew rooted into the surface | House washing |
| Black streaks running down the roof | Gloeocapsa magma — spreading algae | Roof cleaning |
| Black vertical stripes on the outside of gutters | Oxidation bonded to the metal — “tiger striping” | Gutter brightening |
| Water spilling over gutters, or plants growing in them | Blocked gutters | Gutter cleaning |
| Cloudy, spotted or filmy glass | Mineral deposits and salt film | Window washing |
| Green, gray or stained concrete | Organic growth and embedded dirt | Concrete cleaning |
| Faded, weedy or sunken paver joints | Growth in joints, sand washout | Paving stone cleaning |
| Solar output dropping without explanation | Pollen, dust and grime on panels | Solar panel cleaning |
| Orange-brown staining on concrete or siding | Irrigation rust or metal runoff | Rust removal |
| White chalky deposits on brick or stone | Efflorescence or hard water calcium | Calcium removal |

Most homes we can price quickly. Larger or more complicated properties we’ll come and look at.
Landscaping watered and covered, fixtures and cameras shielded, before anything starts.
Including the plants.
You look at the result before we call it finished.
House washing, roof cleaning and gutter work are commonly done in the same visit — one mobilization, one schedule, and better pricing than booking each separately. If you’d rather it just happened without you arranging it, our residential membership puts your property on a seasonal schedule at member rates, from $39 a month.
Most exterior damage we’re asked to fix was caused by cleaning. Knowing which surfaces take pressure and which need chemistry is the entire job.
Landscaping pre-wet and covered, fixtures shielded, everything rinsed after. It takes longer, and it’s why we don’t leave damage behind.

It depends on the property — size, surfaces, condition and access all factor in. We quote each job on what it actually involves rather than working from a price list, and estimates are free. Most homeowners find combining services in one visit works out better than booking separately.
Not with the right method. Siding, roofing and painted surfaces are soft washed at low pressure with the cleaning solution doing the work. Only surfaces that genuinely take pressure — concrete, most pavers, stone — get it.
Yes. Biodegradable, professional-grade solutions, with landscaping pre-wet and covered before we start and rinsed again afterward. Pets should stay indoors while we work.
As a rough guide for Long Island: gutters twice a year, house washing annually or every other year, roofs every two to three years. Coastal and heavily shaded properties need more frequent attention than sheltered inland ones.
Not usually, as long as we have access to water and to the areas being cleaned. Most people prefer to be there for the final walkthrough, but it isn’t required.
Spring and fall are ideal — spring clears winter salt, fall removes what built up over a humid summer. We work year-round, and mild winter days are fine for most exterior work.
